What is the difference in Inspectors?

We are often asked some very pointed questions on why you should choose 4U Home, here are some of them and their answers.

How much do you cost?

Price is primarily based on square footage which is basically time based, and how long it takes to inspect the amount of square footage in the home.  HERE IS WHERE THE DIFFERENCE STARTS BETWEEN INSPECTION COMPANIES, it will take about 3 hours to thoroughly inspect a 2,000 square foot home.  So how can the competition do it in 2 hours or less, after all, all Maryland Inspectors are licensed and have a standards of practice to follow?  Very simple, they are not as through.  Here is an example; the Standards of Practice say you must open a representative number of windows to verify they work properly.  To some inspectors that is one per room, which is efficient if every window is broke or every window works. This in all my years, has never been the case, which is why we try to open all accessible windows, the same for checking electrical outlets etc.

My Agent recommended you with others why should I choose you. 

Congratulation, you have a good agent. 

1) An agent by law should not choose your home inspector, that should be done by you, and you should choose the one that you feel confidence in.

2) They included 4U Home in their recommendation, there seems to be a correlation of how an agent treats their clients and the ones that include 4U Home in their recommendation, yours appears to put the client first.  Does that mean everyone that does not recommend 4U Home does not care about their clients?  Absolutely not!  But here are the top reasons Realtors don’t recommend us.

A) They don’t know about us.

B) Time, refer back to question one, some agents think their time is too valuable and would rather you get the fast inspection so they don’t have to “waste their time” on a thorough inspection and remember, every time I find a concern they need to address it as well as you.  The good ones know this is about your quality of experience and recommend us because they want you to have the best experience.  The others appear to be all about the sale.

Why are reports so hard to understand?

They should not be.  When selecting an inspector ask yourself “if I put this report away and open it a week from now will I still remember everything the inspector said and/or understand the report?  Probably not, that is why we use a narrative report with the photos that we take placed with each concern and if needed, diagrammed (arrowed/ circled) to help you understand the issue.  You need to understand your report to make a qualified decision that is why we don’t believe in hand written reports, have you seen some of the hand writting people have? :-),check list, where the inspector determines what is important to you, or on site reports that are canned programs with a bunch of pictures at the end that you have to be a home builder to understand.  If you had that kind of knowledge why would you need a Home Inspector?

So how long before we get the report? 

At the end of the onsite inspection you will have a understanding of the condition of the property.  Your back up written report will be ready for you within 24 hours guaranteed, but usually with 8 hours of the end of your inspection.  Why so long?  If you go back to the previous paragraph we don’t believe in hand written, check list, or canned reports.  Our inspectors spend up to three hours on your report after the onsite inspection to customize your report so it is easy for you to understand and to check and double check all the information that we are going to present to you.  Once again it is not about speed but quality of report.
